Esperia South Model Blooms with Elegance

Posted by melissam | Bonita Bay, Bonita Springs, Premier Sotheby's International Realty, Real Estate, SWFL News, The Lutgert Companies | Posted on August 5th, 2011

The three-bedroom, three full bath model residence has 2,530 square feet of interior living area and a total of 2,869 square feet. Multidirectional views of the preserves, Estero Bay, and Gulf of Mexico are seen from rooms and terraces.

Located on the 21st floor of the 28-story Esperia South tower, developed as one of The Lutgert Companies High-Rises at Bonita Bay, this furnished residence is listed at $994,000.

The model was designed and furnished by Barbara Rooch, of Barbara Rooch Interior Environments, Inc., who shares her vision for the interior landscape.

“My inspiration to finish the Esperia South model came about during a recent visit to the new Trump Tower Hotel in Chicago.  It had the perfect balance of masculine and feminine—refined, elegant, simple.

“In model 2101, I wanted to bring those same rich colors and contrasts and the simple beauty of the line. The purple orchid was the perfect complement to the design signature. Orchids are generally regarded as symbolic of rare and delicate beauty and their graceful appearance immediately draws attention.  Their reputation as both an exotic and unusual flower communicates a sense of refinement and innocence.  In other words, simple beauty.”

Color psychology also played a significant role in the design process to appeal to today’s homebuyer.

“I wanted to create a rich and supple interior while making the potential buyer feel confident in their decision to buy in this market,” says Ms. Rooch.  “The sophisticated color palette of cassis, African violet contrasted with silver mist, white sand and flax: accents of polished metallics, and iridescent glass were chosen to evoke feelings of understated elegance.”

Stepping from the elevator into the private foyer of model Esperia South 2101, the influences of masculine and feminine are immediate in the dark wood large display niche, that houses glass art deco, a quartz obelisk, sectioned in half to display its layered purples, and adornments of life-like orchids.  Flanking each end are lamps that cast ribbons of light through linear sectioned lavender shades. Dark wood flooring is complemented at welcome points (from the elevator and at the home’s entry) by insets of mosaic tiles inlaid into marble flooring. Next to the entry door hang linear metallic rods with hand blown glass spheres by a local artisan.

Upon entry, the view of the Gulf of Mexico through the hallway to the great room draws the eye to the interiors. Dark wood flooring used in the hallways, great room, dining room, master bedroom and one of the guest bedrooms provides a cohesive look.

Neighboring the great room, the kitchen and dining area both have wide water views.  The kitchen has granite prep counters in ebony, multicolored horizontal glass tiles in the backsplash, and a breakfast bar with four tall chairs.  The unpolished “white sand” marble flooring offsets the dark tone counters.  Opening from the kitchen, a screened terrace with an electric grill has the same marble flooring and serves as an outdoor dining area with views to the west and east.

The dining room windows are framed with delicate fabric draperies with fine vertical threading. The dark wood rounded dining table seats six, and a large hammered metal urn is sited in the corner.

A large crackle glass panel gives visual separation from the dining room to the great room.  The great room seating configuration of a designer white fabric sofa, and two accent chairs in a slate blue corduroy fits comfortably in front of the dark wood custom entertainment media, which is hung on the wall, and framed by wood cabinets.  To conversion to the open terrace, glass sliding doors retract from the great room.

Off the great room, a hallway leads to the master suite where the bedroom has an uninhibited view of the Gulf and access to the open terrace. A dark wood headboard soars to the ceiling imparting a sense of grandeur.  Two separate marble sinks, a soaking tub, a walk-in shower and a water closet facilitate the master bath.

A marble hallway ornamented with unique artwork leads to the additional two guest suites.  In one of the guest bedrooms, the room is finished in a soft sage, carpeted floor and a substantial wooden storage chest separates two Queen size beds.  There is a full bath and a walk-in closet en-suite.  The second guest bedroom is set up as a lounge or study room and has dark wood flooring, light tone furnishings, and two round accent tables.  Both guest bedrooms have views to the east over Bonita Bay.

Along the hallway, a full bath with walk-in shower, pedestal vanity and walls refined in a lavender fabric is diagonal to the study/guest bedroom; a full laundry room with sink is in residence.

Twenty-eight story Esperia provides owners with magnificent building amenities, which include a large, heated lagoon-style pool with lap lane, health club with steam and massage rooms, theater/media room, game room, four guest suites available for overnight guests, club room with bar and catering kitchen. Two-car garages are also available on select residences.

Award-winning Bonita Bay has a member-owned club with five championship golf courses, tennis and swim center, walking and cycling paths, three waterfront parks within the community and a private beach park on the Gulf of Mexico.  The Marina Club has a full service marina with storage, seasonal dining facilities and egress to the Gulf of Mexico via the Imperial River and Estero Bay.

The Lutgert Companies Report Strong Sales at Tavira at Bonita Bay

Posted by melissam | Bonita Bay, Bonita Springs, Premier Sotheby's International Realty, Real Estate, Real Estate Market, SWFL News, The Lutgert Companies | Posted on June 22nd, 2011

The Lutgert Companies report sales in 2011 continue at a strong pace at the luxury high-rise Tavira at Bonita Bay.  Tavira is located at 4851 Bonita Bay Blvd. just north of Naples, Florida.  From January through May, there were twelve closed sales and seven pending firm contracts totaling $31,000,000 in sales activity.

“With the improving general economy, consumer confidence is improving, and buyers are now making decisions,” said Mike Hoyt, Senior Vice President of Lutgert Development. “Tavira is an attractive choice for the second-home buyer who wants a carefree lifestyle afforded by condominium living, yet they still need space for family and entertaining. Tavira’s floor plans live like single-family homes, and our buyers are seeking expansive getaways that can accommodate
their lifestyles.”

The Lutgert Companies has operated in Southwest Florida since 1964, when Raymond L. Lutgert started the development of Park Shore, which includes 17 luxury high-rises. Tavira is the sixth of eight planned high-rises in Bonita Bay and enjoys a prime setting adjacent to the Estero Bay Park. Every residence in this luxury tower has sweeping preserve, Estero Bay and Gulf of Mexico views from their signature Lutgert window walls and through-view design. Soaring 25 stories, Tavira has 90 residences with floor plans encompassing 3,500 to 4,100 square feet of air-conditioned living space.

“The Lutgert Companies sets a new standard in building design with each new project,” said Hoyt. “With Tavira, we have added those touch-of-home features such as a fireplace in the living area and a screened terrace with built-in electric grill and sink.”

Tavira’s rich array of amenities ranges from social to recreational to therapeutic and athletic. The expansive lushly landscaped deck area has a heated pool with lap lane, individual poolside cabanas and covered screened cabana with fireplace, grills and Wi-Fi. Indoors is a furnished health club with fully-equipped fitness center, men’s and women’s steam and massage room, card room, billiard room, theater and expansive club room with bar and catering kitchen overlooking a preserve stand.

“The rooftop amenity level with breathtaking sights over the Gulf of Mexico, custom seating and built-in architectural planters, bar area and grill is another crowning achievement by The Lutgert Companies, said Billie Jans, a Premier Sotheby’s International Realty on-site agent at Tavira. “Residents and potential buyers are amazed that we offer this type of feature. It’s the perfect spot for owners to meet at sunset.”

For worry-free living, Tavira has a resident manager. There is controlled-access parking, bicycle storage and climate-controlled resident storage.

Residents may purchase memberships to the member-owned club with five championship golf courses, tennis and swim center, walking and cycling paths, three waterfront parks within the community and a private beach park on the Gulf of Mexico. The marina cub has a full-service marina with storage, dining facilities and egress to the Gulf of Mexico via the Imperial River and Estero Bay.

Premier Sotheby’s International Realty, the real estate division of The Lutgert Companies, is the exclusive representative for The High-Rises at Bonita Bay. Residences at Tavira start at $1,200,000. Sanctuaries in the Sky Designer Showcase: 6 Bonita Bay homes on display

Posted by melissam | Bonita Bay, Bonita Springs, Real Estate, Real Estate Market, SWFL News, The Lutgert Companies | Posted on March 7th, 2011

Visitors will get a glimpse into high-rise living this month as they tour six model homes at Tavira at Bonita Bay.

The Southwest Florida Symphony Society is featuring the models during its 2011 Sanctuaries in the Sky Designer Showcase, which continues through March 13. The annual event has raised more than $118,000 for the symphony during the past five years, showcase chairwoman Ruth Condit said.

Tickets for the event – which includes complimentary valet parking and refreshments and an on-site vintage jewelry boutique – are $15.

Built in 2009, Tavira is the sixth and newest Bonita Bay high-rise developed by The Lutgert Companies, based in Naples. The 26-story tower offers panoramic views of Bonita Beach, Estero Bay and the Gulf of Mexico with residences priced between approximately $1.8 million and $2.5 million, including furniture and finishes.

The lifestyle

Roughly three of every four buyers at Tavira are people who already live at Bonita Bay and are looking to upgrade to the 2,400-acre community’s newest high-rise, said Billie Jan, an agent at Sotheby’s International Realty who focuses on Bonita Bay’s Tavira and Esperia towers.

Twenty-three of the 90 residences at Tavira have sold. The Realtor said interest is picking up, and she wrote three contracts for the property last week.

“We have very good, qualified traffic coming in the door and the product is absolutely gorgeous,” she said.

People choose Tavira for the ease of high-rise living as well as the amenities, which include a rooftop terrace, resort-style pool, a 10-seat theater, card and game rooms, a fully equipped health club and a golf simulator.

Homes at Tavira range from approximately 3,500 square feet to more than 4,400 square feet. They include 10- or 12-foot ceilings, private elevator lobbies, gas fireplaces and summer kitchens with electric grills and sinks on screened terraces.

“It’s luxurious,” Jan said of the property. “You offer the views and no maintenance so it’s a turnkey situation they (buyers) can walk into.”

Bonita Bay members who took over club from developer give it new look

Posted by briank | Bonita Bay, Bonita Springs, Real Estate, SWFL News | Posted on November 3rd, 2010

Bonita Bay Club is like a new club.

The club is now owned by its members. There are new operating and employee policies, new committees, new staff, new programs – and most noticeably there is a new look.

In March, members purchased their club from Bonita Bay Group for $11.5 million in cash, waiving most of the developer’s liability for the deposits they put down when they first joined years ago.

By June, the club had a new manager, Daniel Miles, who has more than 25 years of experience in private club management. He came from the exclusive Medinah Country Club in Chicago, host to the 2012 Ryder Cup.

When members bought the club, they agreed to pay capital assessments for sorely needed improvements, on top of the transfer fees that went toward the actual purchase. One-time assessments ranged from $1,200 for golf members to $360 for social members.

Over the summer, the new board approved $3.5 million in capital improvements, partly funded by the assessments. The club has nearly 2,000 members.

“There hadn’t been anything done in a couple of years,” Miles said.

Financially strapped Bonita Bay Group had cut staff and services at the club. Maintenance projects had been deferred and the club and its courses needed some special attention.

“We were kind of in a catch-up mode. We have taken a big step this year to get caught up and invest where we need to invest,” said Gary Ingersoll, club president.

“We’ve got some more to do,” he said. “We will continue to make capital improvements in the future.”

Inside the gated community off U.S. 41, north of Bonita Beach Road, the entry road to the golf club has been reconfigured. The median has new tropical landscaping and two new fountains, which are more than 6 feet tall.

Refined Comfort and Superlative Scenery Reign in Tavira Model

Posted by briank | Bonita Bay, Bonita Springs, SWFL News, The Lutgert Companies | Posted on October 7th, 2010

The High-Rises at Bonita Bay dot a prime western tract of land facing preserve stand, Estero Bay and the Gulf of Mexico. With its unmatched spaciousness, breathtaking views and superb location, Tavira, the newest tower, inspires to live a life without limits or compromise.

In Tavira model 902, refined comfort combines with superlative scenery to create a new level of sophisticated living. The transitional furnishings and décor with contemporary touches by Gary David Designs in blues and greens mirror the water and preserve below. The sizeable residence features 3,517 square-feet of living area; 4,063 total square-feet; three bedrooms, one shown as a custom study, and three full baths. The model is located on the ninth floor and is listed at $1,696,300.  Furnishings may be purchased separately and are not included in purchase price.

Tumbled stone flooring, cut in a random ashler pattern, covers principal living areas and gives a casual cool feel to the residence; walls are dappled in soft tan to add visual richness and a seasoned appearance.

Centered by a clean lined stone fireplace, the great room kindles a casual, relaxed feeling—a natural gathering spot to relax and chat fireside.  The open arrangement of the great room and dining room creates an easy flow between areas, and adds a sense of spaciousness.  Faux treated, tray ceilings in both spaces feature reflective lighting with stencil cut designs for additional detail.

A transitional dark wood dining table with dark wood and neutral fabric chairs seats six to eight people. The contemporary light fixture with soft alabaster glass shades complements the décor.  Retract sliding glass doors for screened terrace access, water views and gentle breezes; light-colored draperies can be closed for a more intimate setting.

Hues of celery and moss green combine with dark woods in the armoire and stone-topped hand carved bedside chests to create an elegantly serene master suite.  The suite looks out to extensive views of Estero Bay and opens onto the screened terrace.

A natural hub of a home, the kitchen neighbors the family room, which has sliding glass doors accessing an open terrace and views to the east over Bonita Bay.  A large sectional sofa in a cool green defines the space and a textural sea grass carpet brings in the feel of the outdoors.  The kitchen is open to water views to the west, and is accessible to the dining room and great room.

On the other side of the family room, the study is finished with neutral tone textured coverings on wall and ceiling beams.  A rich wood built-in bookcase provides storage and work space, and a leather sofa bed serves as a third sleeping area with adjacent full bath off the hallway.  A private guest suite with full bath and private terrace is positioned on the opposite side of the residence.

All Tavira residences enjoy a screened terrace with built-in electric grill and sink.  The design of the building and floorplans maximize multidirectional views from multiple vantage points from inside and outside of the residences.

Tavira homeowners enjoy the luxuries of a lushly landscaped deck area with heated pool, individual poolside cabanas, covered screened cabana with fireplace, grills, and rooftop terrace.  Indoors is a furnished health club with fully equipped fitness center, men’s and women’s steam and massage room, a card room, theatre, game room and expansive clubroom with bar and catering kitchen overlooking estuary.

Tavira’s Model 901 Elevates Luxury Living

Posted by briank | Bonita Bay, Bonita Springs, Premier Sotheby's International Realty, Real Estate, Real Estate Market, SWFL News, The Lutgert Companies | Posted on September 21st, 2010

Model 901 at Tavira presents a transitional design concept with tropical influences in its color palette and accessories.  Furnished and decorated by Collins & DuPont Interiors, the model has a spacious master suite, two guest suites, den, formal living room, formal dining area, three full baths and a powder bath off the den.  The residence offers 3,930 square-feet of living area and 4,739 total square-feet and is priced at $2,169,800. Furnishings may be purchased separately and are not included in sell price.

Drawing you into the home is an immediate view of Estero Bay and the Gulf of Mexico. Complementing the colorful sights of the Gulf of Mexico, preserve, beach and bay, designers incorporated shades of fresh green, warm chestnut, and wheat into the light-filled residence.

Marble flooring in sand tones leads to the formal living area centered by a stone fireplace flanked by two custom arched niches that are framed with crown moulding and have inset mirrors with display shelving.  Mesh indoor with outdoor living as sliding glass doors lead to the open terrace with direct west-facing miles-wide views.

Coffered ceilings in refreshing celery green with custom mouldings define the space of the formal living room and formal dining area, which is adjacent to the living area and looks out to the bay.

A great entertaining accessory is a custom designed maple hutch with walk-up bar area and glass front pass-through doors to the family room from the kitchen. A hammered copper sink and wine storage is on the kitchen side.  The well-planned kitchen has two additional sinks, one in the granite-clad island and a third positioned in front of a window to allow views.  Built-in appliances include Sub-Zero refrigeration, and Dacor and KitchenAid cooking.

Comfortable, cozy and bright as morning light drifts in, the family room looks to the east, west and south.  A custom niche houses the flat panel TV.  An adjoining nook makes an ideal breakfast or lunch spot and accesses the screened terrace with built-in summer kitchen.

One of the two guest suites has a private open balcony, and double sinks in the granite vanity and a walk-in shower in the bathroom.  A second guest suite has twin beds, a full bath and views over preserve and Bonita Bay.

Located in a separate wing, the master quarters boast an expansive bedroom with four-poster bed, west-facing views, terrace access, his-and-her walk-in closets, his-and-her vanities, private water closet, and walk-in marble shower with bench.

Neighboring the master suite, the den is finished with a masculine feel and features wood flooring and custom built-in wood library. The den also accesses the open terrace.

Overlooking the majestic preserve groves, Estero Bay, Bonita Beach and the Gulf of Mexico, the High-Rises at Bonita Bay, created by the Lutgert Companies, shape the landscape of Bonita Bay’s most western parcel. Tavira, the sixth of eight planned Lutgert towers, is adjacent to Estero Bay Park.

One of Tavira’s most unique amenities is the rooftop amenity level open to all residents of Tavira. Views extend over the Gulf, beach and preserve from Sanibel to Naples and eastward over Bonita Bay. A custom glass railing, custom benches built into planters, a wet bar area with large granite countertop and grill provide the accoutrements.

Spacious deck area with heated pool with lap lane, individual cabanas, two gas grills, a shared poolside cabana with dual sided fireplace, and seating welcome residents and their guests to a getaway retreat, downstairs.  Enjoy WiFi provided poolside.

Indoors is a handsomely appointed clubroom with bar and fireplace, theatre, billiard room, fitness center with the latest Star Trac equipment, women’s and men’s spa complete with steam rooms and a massage room provide added comforts. Controlled access parking, climate controlled storage area and pet-friendly.

Experience Tavira at Bonita Bay Through Homeowners' Eyes

Posted by briank | Bonita Bay, Bonita Springs, SWFL News | Posted on February 22nd, 2010

If you are curious about what living in the new luxury high-rise, Tavira at Bonita Bay, would be, homeowners are enthused to share a personal perspective about what owning a home in Tavira means to them.

The “official” first residents” to move in at the end of January, Nelson and Celia Zahler, are looking forward to getting acquainted with other residents in the coming weeks. But, for now, they are thoroughly enjoying the full use of the amenities.

“We are really happy,” said Celia. “We have a home in Maryland and had a condo in North Naples where we would vacation.” There were no walking paths or biking paths there, so when they visited Bonita Bay, one of the first things they noticed, and were so impressed by, is the miles of walking paths. “We love to walk and ride our bikes and we couldn’t do that at our other condo, ” said Celia.  An active recreational life is important to the Zahlers.  He likes to golf; she loves to swim and play tennis.

They also love to entertain. “We hosted a great super bowl party,” said Celia. “It was wonderful to use the theatre with the big screen.  We used our built-in grill on the terrace to cook dinner.”  The Zahlers also are very impressed with the floor plans so that each bedroom had a private bathroom. “It’s really important to me to provide privacy for our overnight guests,” Celia said.

Views were also high on the Zahlers “love it” list. “You can look out everywhere and see amazing views. The through-views are really spectacular. You can lie in bed and still see the Gulf,” said Joy.

Although their leaseback isn’t up until April 2011, Kurt and Joy Woodford are eagerly anticipating their time at Tavira.

“I wish it were this April,” Joy Woodford said with a laugh.  The Woodfords who reside in Elkins, West Virginia were visiting family in the area and toured Tavira on a whim.  “We thought we might consider moving to Florida someday. We weren’t even looking when we saw Tavira and fell in love.”

Aqua Model Captures the Essence of Seaside Living

Posted by briank | Bonita Bay, Bonita Springs, Naples, Premier Sotheby's International Realty, Premier Sotheby's International Realty Developments, Real Estate, Real Estate Market, SWFL News, The Lutgert Companies | Posted on February 8th, 2010

On a 10.45-acre setting, AQUA, a private waterfront mid-rise set along the water’s edge, is positioned for scintillating sights of nature preserves, the yacht harbor and the Gulf of Mexico.

Located at 13675 Vanderbilt at Wiggins Pass in North Naples, AQUA  is an eleven-story building with a total of forty-eight luxury residences.  The amenities of AQUA  are designed to advance social interaction with fellow residents in a resort-style environment.  Amenities include the private 29-slip deep-water yacht harbor with direct access via Wiggins Pass to the Gulf of Mexico; swimming pool and spa;  fitness center with state-of-the-art equipment; club room with catering kitchen; private theatre; and sky lounge with spa and grill.

Throughout the 3,590 square-feet of living area of residence 506, designers blended natural fabrics, textured wall treatments, and a spectrum of colors that pay tribute to the seaside setting. A casually comfortable, yet sophisticated feel is imparted to appeal to the luxury home buyer. The substantial layout includes two master suites, a guest suite, a den, a library and a great room with adjacent fine dining area

Earthly elements of stone, glass, wood and slate underscore the designers focus to create a natural relaxed ambiance. Reclaimed three-hundred year old Chinese elm was used for the flooring in the living spaces, in combination with natural Jerusalem stone, in the elevator lobby.

Within the sizeable 27-foot by 21-foot great room, three distinct areas were shaped to achieve spaces for conversing, entertaining, and dining. An area of visual interest was created by covering the entire wall in chipped natural stone and displays set on floating wood shelves.  Sea breezes and extensive views of the pool area, harbor and Gulf of Mexico are ushered in through the floor-to-ceiling sliding glass doors of the terrace and are enjoyed both during the day and at night. Custom landscape lighting illuminates the pool area and promenade alongside the docks.

A natural gathering spot, the kitchen that looks directly into all areas of the great room. A mirrored backsplash helps bring extra light into the space while dark grey mica-chip wall coverings above the mirrors and in the tray ceiling offset the marble countertops.  The clean look of the kitchen is achieved with integrated panel front Sub-Zero combination refrigerator/freezer, built-in Miele dishwasher, and a Wolf gas oven and convection microwave.

In the formal dining room, which is adjacent to the kitchen, three large antique panel mirrors placed on the back wall reflect ambient light and views.  A custom chandelier in the recessed ceiling, hand-painted in a golden shade, supplements the light-filled space.

Open for viewing daily, AQUA  residences begin in the $800s. For more information: www.naplesaqua.com or 239-591-2727 or visit the sales office located at AQUA open daily 10:00am to 5:00pm.
