Premier Sotheby’s International Realty recently renovated its Broad Avenue office to update both the exterior and interior of the building. The office is located at 390 Broad Avenue South in Old Naples.
On the facade, canopies in Premier Sotheby’s blue now replace the previous green awnings.
Inside, walls were painted in blue, and contrasted with a cream tone, granite has been added to the reception desk, and an agent workstation has been installed. Hanging throughout the lobby are paintings by renowned local artist, Paul Arsenault.
Sotheby’s custom racks were fastened on two walls to hold the numerous company marketing pieces, brochures and magazines.
Managing broker, Chris Harrington devised the office transformation. “We wanted the office to look professional but also be welcoming to our visiting clients and still capture the essence of Old Naples,” said Harrington. “A client walked in the other day and commented on how impressive the office looks and said his first reaction when he stepped in the door was to smile. We think that makes for a very good first impression!”

The three-bedroom, three full bath model residence has 2,530 square feet of interior living area and a total of 2,869 square feet. Multidirectional views of the preserves, Estero Bay, and Gulf of Mexico are seen from rooms and terraces.
Located on the 21st floor of the 28-story Esperia South tower, developed as one of The Lutgert Companies High-Rises at Bonita Bay, this furnished residence is listed at $994,000.
The model was designed and furnished by Barbara Rooch, of Barbara Rooch Interior Environments, Inc., who shares her vision for the interior landscape.
“My inspiration to finish the Esperia South model came about during a recent visit to the new Trump Tower Hotel in Chicago. It had the perfect balance of masculine and feminine—refined, elegant, simple.
“In model 2101, I wanted to bring those same rich colors and contrasts and the simple beauty of the line. The purple orchid was the perfect complement to the design signature. Orchids are generally regarded as symbolic of rare and delicate beauty and their graceful appearance immediately draws attention. Their reputation as both an exotic and unusual flower communicates a sense of refinement and innocence. In other words, simple beauty.”
Color psychology also played a significant role in the design process to appeal to today’s homebuyer.
“I wanted to create a rich and supple interior while making the potential buyer feel confident in their decision to buy in this market,” says Ms. Rooch. “The sophisticated color palette of cassis, African violet contrasted with silver mist, white sand and flax: accents of polished metallics, and iridescent glass were chosen to evoke feelings of understated elegance.”
Stepping from the elevator into the private foyer of model Esperia South 2101, the influences of masculine and feminine are immediate in the dark wood large display niche, that houses glass art deco, a quartz obelisk, sectioned in half to display its layered purples, and adornments of life-like orchids. Flanking each end are lamps that cast ribbons of light through linear sectioned lavender shades. Dark wood flooring is complemented at welcome points (from the elevator and at the home’s entry) by insets of mosaic tiles inlaid into marble flooring. Next to the entry door hang linear metallic rods with hand blown glass spheres by a local artisan.
Upon entry, the view of the Gulf of Mexico through the hallway to the great room draws the eye to the interiors. Dark wood flooring used in the hallways, great room, dining room, master bedroom and one of the guest bedrooms provides a cohesive look.
Neighboring the great room, the kitchen and dining area both have wide water views. The kitchen has granite prep counters in ebony, multicolored horizontal glass tiles in the backsplash, and a breakfast bar with four tall chairs. The unpolished “white sand” marble flooring offsets the dark tone counters. Opening from the kitchen, a screened terrace with an electric grill has the same marble flooring and serves as an outdoor dining area with views to the west and east.
The dining room windows are framed with delicate fabric draperies with fine vertical threading. The dark wood rounded dining table seats six, and a large hammered metal urn is sited in the corner.
A large crackle glass panel gives visual separation from the dining room to the great room. The great room seating configuration of a designer white fabric sofa, and two accent chairs in a slate blue corduroy fits comfortably in front of the dark wood custom entertainment media, which is hung on the wall, and framed by wood cabinets. To conversion to the open terrace, glass sliding doors retract from the great room.
Off the great room, a hallway leads to the master suite where the bedroom has an uninhibited view of the Gulf and access to the open terrace. A dark wood headboard soars to the ceiling imparting a sense of grandeur. Two separate marble sinks, a soaking tub, a walk-in shower and a water closet facilitate the master bath.
A marble hallway ornamented with unique artwork leads to the additional two guest suites. In one of the guest bedrooms, the room is finished in a soft sage, carpeted floor and a substantial wooden storage chest separates two Queen size beds. There is a full bath and a walk-in closet en-suite. The second guest bedroom is set up as a lounge or study room and has dark wood flooring, light tone furnishings, and two round accent tables. Both guest bedrooms have views to the east over Bonita Bay.
Along the hallway, a full bath with walk-in shower, pedestal vanity and walls refined in a lavender fabric is diagonal to the study/guest bedroom; a full laundry room with sink is in residence.
Twenty-eight story Esperia provides owners with magnificent building amenities, which include a large, heated lagoon-style pool with lap lane, health club with steam and massage rooms, theater/media room, game room, four guest suites available for overnight guests, club room with bar and catering kitchen. Two-car garages are also available on select residences.
Award-winning Bonita Bay has a member-owned club with five championship golf courses, tennis and swim center, walking and cycling paths, three waterfront parks within the community and a private beach park on the Gulf of Mexico. The Marina Club has a full service marina with storage, seasonal dining facilities and egress to the Gulf of Mexico via the Imperial River and Estero Bay.
