2 model residences open in second building at The Strada

The Lutgert Companies announced that models are available for viewing by appointment in a second building at The Strada, a luxury residential community at The Mercato in North Naples.

The Strada will feature 92 total residences on the second through fifth floors of two buildings overlooking crescent-shaped Main Street. Ten floor plans are available offering one to three bedrooms and range from 985 to 2,400 square feet.

Each residence includes a completed interior finish package, including wood, tile and carpeted floors, granite countertops, crown molding, marble master baths, wood panel front or stainless steel front kitchen appliances, Ray Routh cabinetry, and gas cooktops and ranges.

Residences also have two parking spaces per residence in an adjacent, private parking garage, secured entrances, 9-foot, 8-inch ceilings, individual air-conditioned storage areas, enhanced sound abatement and commercial grade windows with hurricane impact glass among others.

Residents at The Strada will share a collection of neighborhood amenities which include a 52-foot, resort-style pool, a hydrotherapy spa and private sun decks complemented by an outside social deck with a gathering bar and firepit, barbecue grills and veranda. There will also be a designated rooftop dog walk area for pet owners.

The clubhouse will offer a billiards room, entertaining area with fireplace, flat-screen television and full-sized kitchen, enhanced by exercise and fitness areas overlooking the landscaped pool deck area. A private beach shuttle will also be available to transport residents to Vanderbilt Beach.

The first three model residences were unveiled in the first building at The Strada at Mercato in February. Currently, two fully-furnished models in the second building are open by appointment.

The Siena Executive Home model residence by Gulfshore Homes in Treviso Bay’s Lipari neighborhood offers 3,664 square feet under air, three bedrooms, a study, formal living and dining rooms, family room with an adjacent breakfast area and 3.5 baths. Interior designer Miera Melba of The Decorators Unlimited Inc. created a lifestyle-friendly environment for the home.

The Siena’s architecture showcases Melba’s clean and simple design. From the foyer, guests have a view of the pool, lake and landscape. The flooring is Saturnia stone in an Ashlar pattern.

The living room’s has a coffered ceiling, Damask pattern area rug and accessories in blues and greens. The fireplace is mirrored and features a cast stone mantel. Accents, including two sconces and a chandelier, are presented in polished nickel.

The dining room is defined by framed out openings. A circular mahogany table seats eight. The silver finished chandelier provides a contemporary edge.

The den features tone-on-tone stripes on the walls, a traditional hardwood floor and distressed cabinetry. Crown moulding and insets in the coffered ceiling match the cabinetry. Arched windows are framed by blue/green linen draperies.

A powder room adjacent to the study features a green and coral onyx countertop. The counter sweeps across a circular vanity with a glass bowl sink and wall mounted faucets. Striee striped wallpaper with a mint green tone compliments the frosted glass bowl sink. The large mirror runs the width of the counter. A pair of sconces and a silk blind valance completes the look.

Main Street Now Open At The Mercato In Naples

R&D Companies presents the Corsenza II at Treviso Bay

The Corsenza II by R&D Companies, a grand villa with four bedrooms, 4.5 baths and 3,515 total square feet, is in Treviso Bay’s Italia neighborhood. Faith Fix of Freestyle Interiors has designed the Corsenza II in a coastal cottage reinvented motif.

The foyer features white columns with paneling detail, a two-by-two picket pattern overhead, a two-story bead board ceiling, shell stone floors and honey yellow walls.

The great room features a honeycomb ceiling design done in wood painted a satin color intermingled with tongue and groove. There is a two-headed ceiling fan that suits the coastal cottage motif. A large built-in wall system is done in a crackly taupe finish with cane inserts and a turquoise bead board back panel. The built-in includes cabinets with glass doors and glass-topped shelves.

The great room provides a view of a lanai that includes a fireplace with driftwood accents and a boat-like backdrop on the mantle. The covered fireplace and outdoor kitchen area has a shell stone deck that flows from the interior flooring. The outdoor kitchen includes a cooktop and white iron bar stools. An iron cut-out white dining table provides seating for six. The pool tiles are a combination of shades of blue and turquoise with a raised stone hot tub.

An aqua color ceiling, an iron and wood chandelier with blown glass ornaments and artwork are featured in the dining room. A circular mahogany dining table is surrounded by six spider-back painted chairs with cushions in a ribbed azure blue fabric. The table and chairs are placed on a washed maple floor in turquoise.

Realtors dispute report showing sales figures dropping on Marco Island

Marco Island Realtors say numbers don’t always tell the story.

At least, when it comes to home values and sales on the island.

When the Florida Association of Realtors reported a more than 60 percent drop in median prices for single-family home resales in the Marco Island area in January, it made it appear the island is suffering more than it is from a housing slump, Marco Realtors said.

That’s because the statistics include sales made in outlying areas, such as Golden Gate, Port of the Islands and Everglades City, and only give a one-month view, which can show erratic changes in sales activity and price.

The state numbers reflect all home sales made through the Marco Island Area Association of Realtors’ MLS, or multiple listing service. They come directly from Marco’s Board of Realtors.

The state report showed the Marco area had the largest drop in median price for single-family homes in the state in January.

“We are painting the wrong picture. When you just look at the Marco numbers, it’s pretty incredible,” said Jim Prange, a Realtor with Premier Properties of Southwest Florida on Marco Island.
